Guest Policies at Phumula Okinawa
1. Cancellation Policy

Cancellations made within 14 days of arrival will incur full payment of the reservation.
2. Check‑In & Check‑Out

Check‑in: From 3:00 p.m. Please provide an estimated arrival time so we can welcome you personally. If you expect to arrive after 8:00 p.m., please inform us so we can leave lights on and place the keys where you can easily find them.

Check‑out: By 10:00 a.m. We hire a cleaning service by the hour; late check‑outs result in higher cleaning fees. We are happy to store your luggage on the property if your travel schedule requires flexibility.
3. Payment

Payment may be made online by credit card or in cash upon arrival.

We accept Japanese yen only.
4. Occupancy & Guest Numbers

The number of guests must not exceed the number agreed at the time of booking. Breach of this rule may result in immediate termination of the stay without refund.

Maximum occupancy:

Large guesthouse: Up to 6 guests

Small cottage: Up to 4 guests

Infants (0–2 years) are not counted toward occupancy.

From 3 years old, the regular adult rate applies.
5. Conduct & Noise

We reserve the right to terminate the stay of any guest whose behavior is detrimental to others.

Please respect other guests and keep noise to a minimum after 9:30 p.m.
6. Condition of the Property

The cottage must be left in a clean and tidy condition.

Any breakages or damage will be communicated to the guest, and compensation must be settled before departure.
7. Pets, Parties & Visitors

No pets are allowed on the farm.

No events or parties are permitted.
-
No unregistered visitors are allowed on the property.
8. Parking

Large house: Up to 2 cars

Small cottage: 1 car Parking is limited; please plan accordingly.
9. Cancellations by the Host
In the unlikely event that we must cancel your reservation due to circumstances beyond our control, a full refund of all payments will be issued. No additional financial claims will be accepted.
10. Liability

We accept no liability for loss, damage, or theft of personal belongings, whether inside the accommodation or in vehicles on the property.

We accept no liability for accidents or injuries occurring inside or outside the guesthouse.
11. Maintenance & Repairs

Please notify us promptly if you encounter any issues or faults so we can assist or arrange repairs.

Due to the short duration of stays, some repairs may not be possible during your visit.

We reserve the right to enter the property at reasonable times for inspection, repairs, or maintenance.
12. Travel Insurance

Guests are responsible for arranging their own travel insurance. We do not provide insurance coverage.
13. Internet
-
Wi‑Fi is provided free of charge, but due to our rural location, speeds may be slower and service interruptions may occur. Thank you for your patience.
14. Fire Safety

No candles or open flames are permitted inside the cottage or house.

Small fireworks are allowed outdoors.
15. Smoking

Smoking is not permitted indoors.

Please dispose of cigarette butts in the designated outdoor bins.
16. Lost & Left‑Behind Items

Items left behind will be returned within Japan using Kuroneko Yamato (cash‑on‑delivery).
17. Farm & Property Guidelines
-
You are welcome to enjoy the large grassy area and the sports equipment provided.

Please do not enter the thick bush due to the presence of snakes.

Please do not enter the private garden of our residence.
-
The mango farm and greenhouses may be viewed only when accompanied by us.
-
Children may not use the trampoline at our private residence unless we are present and parents are supervising.
18. Animals on the Property
-
Our outdoor dog, Franki, roams freely. He barks when guests arrive but does not bite. He may be frightening for small children and does not like being petted, especially by children. Please keep your distance and inform us if you are uncomfortable with dogs.
